A portal tells you what's listed. A buyer's agent tells you what it's worth. So we lead with the moat: every property arrives as a verdict you can judge — a comps-derived call (over / fair / under), a fair-value band, a confidence badge, and "see the comps." You don't browse listings; you act on appraisals. Buy · Pass · Ask the agent. Chat isn't the front door — it's "ask about this verdict."

Verdict + provenance

The hero object is the Appraisal Card. Every verdict opens to the sold comps that produced it — each a tappable, agency-direct source. Cite or abstain, made physical.

KNOW vs RATE

Computed, auditable numbers look distinct from the agent's interpretation. The agent writes the verdict and explains it; it never invents the figure.

Confidence is first-class

Thin comp density → the agent says so. A high/med/low badge driven by comp count rides on every verdict, so a buyer knows how much to trust it.

How to read these. Each mockup runs live in a ~390×844 phone frame — open one in its own tab and tap around. Variant C plays an agent-working / reasoning state on load (replayable from design notes); Variant B shows a live loading/skeleton state (tap "resolve loading"); every variant exposes a provenance/citation surface (the comps behind a verdict). Each has a small design notes affordance (bottom-right) explaining the interaction, why it fits a buyer's agent, and what's faked vs real.

Content & data. Real Eastern-Suburbs Sydney suburbs & realistic numbers (Bondi, Coogee, Randwick, Bellevue Hill); imagery via picsum.photos. In production every cited figure is live data — sold comps, $/m², SEIFA block decile, school catchments, GTFS transit — surfaced as the agent's auditable basis. Built for the Lynx/Luna dark advisor aesthetic.
